Separate the mortgage from the housing budget

Enter purchase price, down payment, fixed interest rate and term. Annual property taxes and homeowners insurance are divided by 12; HOA is entered monthly. The first all-in housing payment includes these costs, estimated PMI where applicable and any extra principal you enter. The principal-and-interest payment is shown separately.

How this calculator handles PMI

This conventional-loan estimate applies the entered annual PMI rate to original principal when initial loan-to-value exceeds 80%. Modeled automatic termination follows the original scheduled 78% loan-to-value payment date or the month after the original term midpoint, whichever is earlier, assuming current payments. Purchase price is treated as original value with appraisal no lower. Extra payments do not automatically advance that date. Requested earlier cancellation at 80% has lender conditions.

See the CFPB explanation of PMI cancellation and termination. This calculator does not model FHA, VA, USDA, adjustable-rate mortgages or high-risk exceptions.

Understand the total before comparing

Borrowing-cost charts exclude property expenses. Repayment-period outflows include the entered property costs and PMI only while the loan is repaid; they exclude the down payment and are not a lifetime homeownership budget. Taxes, insurance and HOA continue after payoff and can change. Closing costs paid separately can be entered as an upfront fee, but the calculator does not itemize a complete closing disclosure.

Worked example

For a hypothetical $400,000 home with $80,000 down, 6.5% fixed interest and a 360-month term, scheduled principal and interest is $2,022.62 per month. Adding $4,800 annual taxes and $1,800 annual insurance gives an initial housing payment of $2,572.62 with no HOA or initial PMI under these inputs.

These example rates are not current market quotes. Change the calculator inputs to match your own scenario. Displayed amounts are rounded; calculations use unrounded values.

Common questions

Will extra payments automatically remove PMI sooner?

Not in this model. Automatic termination uses the original schedule; requested cancellation can have lender-specific requirements.

Do taxes stop when the mortgage is paid off?

No. Taxes, insurance and HOA can continue after payoff even though post-payoff costs are outside the modeled repayment-period total.
